    The Bathhouse

In among the original hills of Rome, The Bathhouse is completely surrounded by history. On one side, the Nero’s infamous palace – the Domus Aurea – and on the other, the Colosseum and the Imperial Forums. Its position alone would sell, but the flat itself is not underwhelming. It has lovely views, and the kitchen is pretty big for a place of its size. There’s an antique desk in the corner, which although not making as much sense as a breakfast table, is far prettier. *There's a double sofa bed and a single futon in the living room, but three would be too many for the space*There's a restaurant directly below the apartment so it sometimes gets a bit noisy*The shower only reaches a height of 180cm Air ConditioningBalconyBlack-Out BlindsBuzzer / Wireless IntercomCentral HeatingChild FriendlyCoffee MakerCooking EssentialsCot / CribDishwasherElectricity AdaptorsExtra Pillows and BlanketsFire ExtinguisherFirst Aid KitFreezerFridgeHair Dryer...More Details

  • Wide Awake

Showcasing traditional Roman character, in contrast with contemporary design and furnishings – this home is packed with both personality and practicality. Set in a historic building of the '800s, the apartment's restored windows and doors alongside an exposed brick wall set the scene for a charming stay in Rome. Besides the original features, we'd describe the interiors as urban-chic, with most of the furniture and finishings made from eco-friendly, locally sourced materials. Think precious natural stone, quality wooden flooring and authentic tiles. We particularly love the luxurious curtains and rugs that add warmth and create a cosy ambience, while vintage chandeliers, lamps and other accessories offer bags of charm. With stunning park views from every room, start the day with nature as the daily songbird will be your wake up call. Nestled just a four-minute stroll away from the Basilica of Santa Maria Maggiore, this peaceful spot pro...More Details

    The Terrace Palermo

Classical Roman style is on full display at The Terrace Palermo. From the grand piano, the antiques, the artwork, and even the rustic structure itself send a rush to the head as you enter – it’s not the kind of place you'll forget in a hurry. It’s unashamedly ornate, and over-the-top but deliciously so. Sit down in the regal living room with a good book, while noticing the ornamental fireplace, frescoed ceiling and 17th-century paintings. Those working from home during their stay will find a traditional reading room that will have you powering through like never before. To stay here is to move into a bygone era of Roman refinement and sophistication. And this is all before you even reach the rooftop sun terrace – from here, you can look across the picturesque skyline, taking in the Colosseum on one side and the Presidential Palace on the other. It comes complete with all the different types of garden furniture, from a dining table and c...More Details

    Lapis Lazuli

It seems beside the point to say that Lapis Lazuli isn’t in the city centre – it’s a destination itself. This is one of the most spectacular places in our collection, with every luxury imaginable, from pool, to sauna, to games room, to a working fireplace. The bedrooms are the least exciting part – they’re functional rather than eye-catching, but that’s probably just because the rest of the house is so incredible. *The house is set over three floors, so there are lots of stairs*When we measured the wi-fi, it was only 5Mbps*The bedrooms upstairs aren't completely separated*Two guests will be on a sofa bed in the living room*The window of the master bedroom looks out onto the internal courtyard Air ConditioningBalcony / PatioBarbequeBathtubBuzzer / Wireless IntercomCarbon Monoxide DetectorCentral HeatingCoffee MakerCooking EssentialsCot / CribDishwasherExtra Pillows and BlanketsFireplaceFree Parking On StreetFridgeGardenGymHair DryerHan...More Details

    Mirror Peach

The unique piece in Mirror Peach is the family tree, sketched on the wall, tracing the inhabitants of the palazzo for over one hundred years. It’s a beautiful way of tying the modern redesign (spearheaded by Alda Fendi and French architect Jean Nouvel) to the rich past that the building already has. The present, though, feels robust enough to stand up to that history. Staying here is an exercise in luxury – there’s even a menu from which you can choose your ideal pillow. *As this is a serviced apartment, if you're after the feeling of a lived-in home, you won't find it here*Your host owns multiple apartments within this building, so the exact view, furnishings and layout might differ from the photos, but the size and standard will be the same*This is a studio apartment so it isn't very big*The modern, industrial design isn't what you'd think of as classically Roman Air ConditioningBathrobesBuzzer / Wireless IntercomCentral HeatingCoff...More Details

    Mirror Sky

The contrast between the old structure, with its plaster and ceiling beams, and the Koons-esque furniture in Mirror Sky is striking, even more so in the flesh than on a screen. It’s a bold move, but no less than you’d expect from a flat in the Alda Fendi Foundation. Rather than a traditionally autonomous apartment, here you get the benefits you’d normally associate with a five-star hotel, without losing any independence. There’s a 24/7 reception, a roof terrace, daily cleaning, even the option to choose the pillow best suited to you from a ‘menu’. *As this is a serviced apartment, if you're after the feeling of a lived-in home, you won't find it here*Your host owns multiple apartments within this building, so the exact view, furnishings and layout might differ from the photos, but the size and standard will be the same*Be prepared to stock the kitchen yourself, there aren't many ingredients provided*The design is very stylish, but not ...More Details

    Mirror Autumn

Finding anything wrong with Mirror Autumn requires some serious nitpicking. Everything is curated, designed specifically for the space, and of the absolute highest quality. We’re particular fans of the steel kitchen, and its juxtaposition with the wooden ceiling. It’s inside the Alda Fendi Foundation – tucked behind the Imperial Forums – and beyond the obvious style implications, it also means that the building offers some serious services. Anything you’d expect from a luxury hotel is available here, and there’s even a fancy restaurant on the fifth floor. *As this is a serviced apartment, if you're after the feeling of a lived-in home, you won't find it here*Your host owns multiple apartments within this building, so the exact view, furnishings and layout might differ from the photos, but the size and standard will be the same*There aren’t many basic ingredients provided*This is all steel and cement, rather than more typical Roman desi...More Details

    Mirror Sand

Fendi are one of the great design families in the world, so you can imagine how excited we were to test Mirror Sand. It’s inside the new Alda Fendi Foundation, designed by the superstar architect Jean Nouvel, and right next to the Roman Forums. It works similarly to a hotel, the apartment is geared towards the independence that you get with a proper living room and kitchen. We also liked the ridiculously deep bathtub – it’s a wonderful place to relax after a day in the bustle of Rome. You’ll never want to get out. *If you want a style that's classically Roman, the industrial touches might be a bit much*As this is a serviced apartment, if you're after the feeling of a lived-in home, you won't find it here*Your host owns multiple apartments within this building, so the exact view, furnishings and layout might differ from the photos, but the size and standard will be the same*Only the most basic ingredients are provided Air ConditioningB...More Details

    Opera Glass

Everything about this palatial apartment clicks seamlessly into place. It’s luxurious, opulent even (how else do you describe the marble columns?), but retains a certain grace – a lightness that stops it from feeling over the top. That’s quite an achievement in a place with ceiling frescoes, parquet flooring, and marble arches. While the living space has a real air of elegance, the bedrooms are more modern and stylish, with whitewashed walls, gold accented furnishings and tasteful artwork (plus their own individual coffee machines). Inhabiting the space between a hotel and an apartment, you'll find plenty of other thoughtful amenities during your stay – from a private chef, housekeeping, and 24/7 concierge. Take your breakfast outside, prepared and served by the staff on your rooftop terrace, offering skyline views over the Eternal City. Beckoning you to explore, walk sixteen minutes and find yourself at one of the seven wonders of the ...More Details

Curia is full of contrasts – aluminium staircases and heavy wooden ceilings, antique marble window frames and pop art prints, dark furniture and white walls. It’s idiosyncratic, and all the better for it. Outside are the ruins of Largo di Torre Argentina, keeping you close to Rome’s heritage (it’s believed to be the spot where Julius Caesar was assassinated). And while the apartment’s not in absolutely perfect condition, this is very common among old Roman buildings and nothing to be alarmed about. *This home is in a central location, and some guests reported hearing street noise throughout the night – something to be aware of if you're a light sleeper*Some guests found the heating and air-conditioning to be a bit temperamental*The lift is very small – you'll struggle to get a person and a suitcase in there*There are a few small signs of age around the place, though nothing major*Both upstairs bedrooms are fairly open to the bedrooms b...More Details

    Small Steps

Perched on the Tiber, Small Steps seems to be going at a slower pace than everything around it. Despite the bustle of the roads below, it’s easy to lose yourself during breakfast on the little balcony, watching the rowers go by on the water. The apartment isn’t flashy, but it has everything to keep you comfortable. We were particular fans of the master bedroom’s en-suite – the bath is pretty dreamy. *When we measured the wi-fi, it was quite slow (only 4Mbps)*There are a few very slight (almost imperceptible) signs of damp in one of the bathrooms*Two guests will be on a sofa bed in the living room Air ConditioningBalconyBathtubBuzzer / Wireless IntercomCarbon Monoxide DetectorCentral HeatingChild FriendlyCoffee MakerCot / CribDishwasherFire ExtinguisherFridgeHair DryerHangersHigh ChairIronIroning BoardKitchenKitchen UtensilsLaptop Friendly WorkspaceLift AccessMicrowaveOvenRain ShowerSatellite / Cable TVStoveToiletriesTVUmbrellasWashing...More Details

    The Elders

The Elders is between Piazza di Spagna and Piazza del Popolo, giving it the sort of advantage most flats can only dream of. For seeing the sights, there is no better location, but other people have noticed that, so be prepared for a lot of tourists streaming past your front door. Inside, the place is very pretty – most of the design is quite modern, but it’s juxtaposed with the original structural features, such as the fireplace or the ceiling beams. Then there’s the view from the balcony, which speaks for itself. *There's no lift in the building and the flat is on the fifth floor*The walls in the communal stairwell are damaged but there are already works scheduled to sort them out*There's no separation between the mezzanine and the living room*Via del Babuino outside gets very busy – it's one of the main tourist thoroughfares into Piazza di Spagna Air ConditioningBalconyBathtubBicyclesBuzzer / Wireless IntercomCentral HeatingChild Fr...More Details

If you want to discover hidden Rome, this elegant penthouse in lively Trastevere is perfect. Head to Piazza di Santa Maria, just a five-minute stroll away, where you'll find the 12th-century Basilica di Santa Maria with its stunning Cavallini mosaics. Or, it's under a half an hour walk to the iconic Trevi Fountain. Back at your apartment, French colonial antiques meld with the owner's Parisian heritage and the Roman atmosphere. Have a coffee in the conservatory or take a seat on the roof terrace for views of the neighbourhood – it's the perfect place to have a chilled glass of Italian wine. This place is full of soul and, with all the colours and plants, it's a festival for the senses. Shortbread

The classical design of Shortbread, with the columns and arches, might not be to everyone’s taste, but you can’t deny that it takes the theme and runs with it. If you are keen on the style, then you end up with a great-value flat, in one of the most beautiful areas of the city. The Tiber is less than a hundred metres away, while the actual street it’s on is a quiet dead-end, so you don’t need to worry about about hordes of tourists outside your front door. *There isn't a lot of natural light in some parts of the house – the living room in particular doesn't have a window*Two guests will be on a sofa bed in the living room*The wifi signal is not very strong, especially in the kitchen Air ConditioningBathtubBlack-Out BlindsBuzzer / Wireless IntercomFreezerHair DryerIronKitchenMicrowaveMultiple Sets of KeysRain ShowerTVWi-fi...More Details

    Horse-Drawn

Horse-Drawn feels like a real home. It’s bright and welcoming, and as it’s been designed as a place to live, rather than one to rent, you don’t get the glitches that sometimes pop up in the latter. It also means that the kitchen is really well equipped – it's easy enough to whip up a decent meal to be enjoyed as a group in the charming, light-filled dining room. There are a few signs of age on the walls and floor, but these don’t detract in any way from the overall environment. In fact, we think that's what makes this 17th-century home – take in the original features from the get-go. Whether you're enjoying a good book by the fireplace or eating lunch under the exposed beams, you'll feel immersed in the heart of the world's most ancient city. We love how the pops of purple and green, abstract artwork and book-filled shelves make this spot so cosy and inviting after a day spent sightseeing. With the Castel Sant'Angelo and Piazza Navona r...More Details

The understatement on display in this historic house allows some of the warm, textural elements of the design – like the exposed beam ceiling, tiled floors and concrete steps – to sing. Set within a stunning fifteenth-century building, the home is spread over three floors, accessible via a beautiful spiral staircase that eventually emerges in between the three bedrooms up on the second floor. The interior is a largely pared-back affair, with a definite nod to Scandinavian simplicity, but without veering into the impersonal. While the Tiber isn’t actually visible from the front door, but it’s only one street over, and the Castel Sant’Angelo is just a few minutes' walk on the other bank. Elsewhere, you're around five minutes from the ever-popular Piazza Navona and ten to the lively morning market in Campo de' Fiori. *Child-friendly amenities such as a cot, highchair, stairgate and dinnerware are available upon request*The master bedroom ...More Details

You can’t visit Rome without visiting the Vatican City – luckily this stylish abode is just a five-minute stroll to St. Peter's Square. It’s also only a ten-minute walk to the Vatican Museums, as well as Castel Sant'Angelo with its large roof terrace offering breathtaking views across the city. Right on this apartment’s street, there’s a range of restaurants, gelaterias and cafés to choose from – we think this is a wonderful location. After all that sightseeing, you’ll need somewhere super comfortable to return to. If you don’t fancy eating out for dinner, cook some pasta and enjoy at the dining table, next to the window with views across the neighbourhood. The bedrooms, with little touches like the distressed metal lights, and warm parquet floors, make for a charming retreat. So, when in Rome, if you want the perfect setting, combined with a comfortable home, look no further. *There's no lift in the building – so be prepared to climb ...More Details

    Centurion Pink

Sofa beds in apartments are often optimistic, a way to shoehorn in a few more people and get a few more bookings, but it’s a different story with Centurion Pink. Although two guests would be in the living room, it’s practically a bedroom in its own right (albeit without doors), so the flat is easily big enough for six. There’s a welcoming atmosphere as soon as you step in the door, and while there are a few flourishes, the interior amplifies the feeling of calm. *There's no dishwasher.*The showers are both 185cm or lower, so tall guests may have to duck.*Two guests will be on a sofa bed in the living room.*City taxes are not included in the price of the stay and will be collected in person upon check-in.*Depending on preference, you might not find the hot water to be hot enough here. Centurion Rose

With high ceilings, tonnes of space and beautiful floors (both stone and parquet), Centurion Rose eschews flamboyance for a more elegant, sober aesthetic. The flat isn’t particularly bright – Via Palermo outside is narrow, and has high buildings – but there’s enough light to get by, and the street is beautiful enough that we’ll forgive it. Everything, from the kitchen chairs, to the curtains, to the rainfall shower, is high quality and it all makes sense – functionality isn’t an afterthought. *Not much natural light gets in*There's no TV in the living room – instead it's in the bedroom*Guests 3 and 4 will be on a sofa bed in the living room*City taxes are not included in the price of the stay and will be collected in person upon check-in Air ConditioningBathtubBlack-Out BlindsBuzzer / Wireless IntercomCentral HeatingDishwasherDryerFridgeHair DryerHangersIronIroning BoardKitchenKitchen UtensilsLaptop Friendly WorkspaceLift AccessLuxury...More Details

    Centurion Honey

You can tell fairly early on that a lot of thought has gone into the decorating of Centurion Honey. It’s comfortable, with most of the amenities and appliances you could need, and the sofa bed doesn’t feel like a compromise, which is something of a rarity in Rome. The interiors are simple, but the calming tones give a sense of serenity that contrasts with the bustle of the Monti streets below – a welcome respite. *Two people can sleep on the sofa bed in the living room – some guests find it quite firm, but it's in good condition*The dining chairs are classic Kartell models, but some guests find them a bit on the hard side*As there's a hot water tank, it's possible that several long showers in a row will use up all the hot water*There's no window in the kitchen*City taxes are not included in the price of the stay and will be collected in person upon check-in Air ConditioningBalconyBathtubBlack-Out BlindsBuzzer / Wireless IntercomCentr...More Details

    Centurion Flax

Soft colours anchor Centurion Flax’s interior – a savvy decision that prevents anything from overshadowing the beautiful frescoes on the ceiling. As a whole, it’s a relaxing, grown-up place, never brash, and with an air of quality to the furniture and fittings. There’s also a small balcony, looking out onto Via Palermo, but it’s too small to spend a lot of time outside. Besides, there are so many interesting bars and cafes around that if you were after aperitivo or breakfast, you aren’t short of options. *There's a bit of noise from the busy street below*If the flat is full, there'd only be two bathrooms between eight*Two people will be on a sofa bed in the living room*City taxes are not included in the price of the stay and will be collected in person upon check-in Air ConditioningBalconyBathtubBlack-Out BlindsBuzzer / Wireless IntercomCentral HeatingDishwasherDryerFridgeHair DryerHangersIronIroning BoardKitchenKitchen UtensilsLaptop...More Details

    Centurion Violet

Exuding plenty of Roman character and rustic charm, there are several lovely original features in this home – the most striking of which are the painted frescoed ceilings dating back hundreds of years. The chequered floors are another nice touch that point back to the history of the palazzo. Elsewhere, it's a stylish and modern apartment with coffee coloured walls, a black leather sofa and a chic dining area with quirky chairs. Right by the window, it's a great spot to feast on fettuccini on those cosy evenings in. Come morning, enjoy your double espresso perched on an elegant ghost stool around the breakfast bar, before mapping out the day's tourist itinerary. And where better place to start than the Colosseum – a thirteen-minute wander from your door. A stroll around the immediate neighbourhood of Monti provides that authentic, local feel too. *This home is on the second floor of a building with lift access, although you will have to...More Details

    The Charms of Rome

Nestled in the heart of Rome, this apartment is all about the location. It’s just a short walk to the Pantheon, Piazza Navona, Spanish Steps, and the Trevi Fountain – all of the city's must-see sights. That said, while the traditional style may not be everyone’s cup of tea and some areas could benefit from a refresh, we love the added extras here. The living room projector promises an authentic movie night experience, while the terrace is just the spot to enjoy an evening aperitif. There's even a desk in the loft if you're in town on business. Just keep in mind the third bedroom is very small, so a maximum of five adults are allowed. *This home can accommodate up to six guests, with a maximum of five adults. The quantity of blue on display in Neptune isn’t for the faint-hearted. In all seriousness, it’s this theme that actually elevates the place and makes it unique. It’s certainly small – the lack of a living room isn’t ideal, it’s true – but the decorations, largely inspired by the hosts travels, are all rather tasteful, and contribute to the individuality of the place. The location’s also worth mentioning – it’s not particularly central, but the Basilica of San Giovanni in Laterano is right there, as is the Egyptian obelisk, which is the largest in the world. *There's no living room – the only communal space is the kitchen*Air conditioning is only available in the bedrooms*If you're staying on May Day, be aware that the square is the centre of the festivities in the cities Air ConditioningBuzzer / Wireless IntercomCentral HeatingDishwasherDryerHair DryerIronKitchenLift AccessMicrowaveMultiple Sets of KeysNetflixRain ShowerTVWashing Mac...More Details

    Soft Shading

Before we even arrived at Soft Shading, we were struck by the location. It’s so close to the Trevi fountain that the only danger is you’ll end up stuck among all the tourists. It’s very new inside, and the modern fittings contrast nicely with some of the original structural features, like the ceilings. The only drawback is the slightly inadequate living room, upstairs, and without space for a full house, but as it’s right in the middle of the city, you won’t be spending much time in. *There's no real living room, certainly not one that can hold nine people*The dining table is only big enough for four people *The shower in the third bedroom is only 190cm high – tall guests might have to duck a little*One guest will have to sleep on a sofa bed*There are a total of 17 steps from the street level to the actual entrance of the property Air ConditioningBlack-Out BlindsBreakfast IncludedBuzzer / Wireless IntercomCentral HeatingChild Friendly...More Details

It almost seems redundant to try to talk about this magical spot in the heart of Rome – we’ll never be able to do it justice like the photos can. In stunning condition, the apartment hasn't aged at all and invites guests into a time capsule filled with spectacular artworks, antique furniture and original features that are usually only reserved these days for royal palaces and museums alike. Step off a leafy Esquilino street and through the huge old doors to find this fourth-floor apartment in all of its whitewashed glory. Pristine and modern, the home is touched with earthy tones—olive and celery greens, taupe and leafy houseplants. All of your mod-cons are neatly concealed by a veneer of light oak, so you can keep your attention firmly on devouring the welcome wine and snacks provided by your host. As well as being ideally located in one of the prettiest and most central squares in Rome, this apartment is also within walking distance from pretty much every major tourist attraction. For example, you'll find yourself less than five minutes' walk from the Pantheon and Piazza Navona, nine minutes from the Trevi Fountain, and twenty-five minutes to the Colosseum. You've also got plenty of eateries nearby to refuel after a long day of exploring – favourites include seafood linguine at La Tavernetta 48 and creative bruschetta and seasonal dishes at Michelin-recommended CiPASSO – both of which are within a two-minute walk. We'd suggest you pick this home based on location alone, but luckily the classically Roman interior has its own charms. It might not be one for the cutting-edge minimalist, but with high ceilings, antique furniture and tiled floors throughout, there's plenty of character on show here. Finally, there's a lovely big kitch...More Details
