This well-loved seven-bedroom, six-bathroom villa complete with a private pool, hot tub, and home cinema, is situated amid vast grounds and mature olive groves, not far from Arezzo and close to several wonderful vineyards. It is within walking distance of the village of Pergine, where you can enjoy breakfast at the local bar, or an evening meal at the good restaurant.

This vast property provides ample accommodation for 12 + 2 persons, with its spacious kitchen (complete with indoor BBQ and ice maker), large dining room with enormous fireplace, and living room spanning the back of the house. There is also a further living area on the first floor, again with a fireplace ...and on the lower ground floor, there is a cinema room, perfect for evening or rainy day entertainment.

Outside there is plenty of room to relax and dine al fresco under the shade of mature trees. For reading in peace there is a wonderful covered terrace leading from the first floor living area.

The 200.000 sq. meters of parkland / fenced garden is a paradise for children, and with 700 olive trees, there are plenty of places for relaxing.

The private, gated swimming pool with Roman Steps is a real luxury, and this area is lit at night for those nocturnal swims . (Note that outside of July and August the pool is heated using an air pump system. The temperature of the water will depend on the outside temperature, but in any event, the pool will be warmer than those without the heat pump).
There is also a hot tub.

If you can tear yourselves away from this wonderful place, then the villa is a short walk from the local village, and it is perfectly located for exploring Tuscany.

For rainy days, there is a fully equipped 12-person Home Cinema.

Situated within a large 'park' of Olives, cypress trees, and oaks, and within the Tuscan Triangle between Florence, Arezzo, and Siena and only a short walk from the local village where you will find cafes, groceries, and restaurants, this villa is ideally located for day-trips to Siena, Arezzo, Florence, Rome and the Chianti region in general. You can even pick up a bus 300M from the property which will take you to many of these places!

Closer to home there is horse riding, wine tasting, cookery lessons (subject to availability), Outlet shopping, etc

Fuller details on the villa:Ground floor:Enter the property into large open plan dining room with fireplace and dining for 12, two living areas with arched doors leading to garden and terrace.

The dining room leads to the breakfast kitchen fully equipped with an oven; hob; dishwasher; microwave; fridge/freezer; blender; coffee maker; ice maker; indoor BBQ, and seating for 6.

First floor:From the living area up to the first floor where there is a further relaxing area with fireplace, leading to charming covered terrace.

2 double bedrooms on the other side of the living area (so with privacy from others), two bathrooms. Air con is in the corridor, and by closing the door to the living room and leaving the bedroom doors open, these are perfectly cooled.


Lower Ground floor:Lower ground floor cinema room with 4x3m screen, where you can plug in your PC with any downloaded films you bring, or use your own Netflix/Amazon Prime/Disney subscriptions. Alternatively, you can watch YouTube.
