We went to visit family and decided to spend a few days quality time together. Couldnt have been more perfect.. close to the beach and shops. Six bedrooms were well sized and catered each group with its own en suite. Swimming pool entertained the children every day. Very clean and tidy, and great value for money. On site representative was really helpful. Would highly recommend this to anyone.

72 Avalon is very nice place. It's not ultimate luxury, but it's a great holiday house for your leisure stay. Like a normal home. The owner, Martin C, was very helpful and awnsered quickly to our mails. Payments went smoothly. Avalon or actually Kao Moi Village is safe place surrounded by fence and there are 24h security on the gate (checked every taxi and Tuk Tuk which entered to the village). We had some ants, some bugs and friendly geckos on the wall, but, hey, this is house on ground level in tropical land. Just use a spray. Bedrooms have AC and living area have fans. It's up to you how much you spend and pay for electricity. If you keep AC on all the time, it costs. We payed like around 5000 bath for month (6 bath/unit). Four bedroom are ensuite, one without facilities, and one is small and have bunk beds. Three bedrooms have own outdoor, so you and your guest can come and go quite independently. Kitchen is simple, but you don't make food in Thailand. Just go to restaurant or order it to the house (www.huahinbutler.com) and eat. There was fridge for breakfast and drinks. Freezer is nice for ice. There are gas stove and microwave. Also toaster and kettle. All what you need. Bob and Nam, who take care of practical things with the house in Hua Hin (like check-in and check-out) where very helpful and easygoing. Management was good. We had some problems with electricity, water and pool (heavy rain), but all were fixed quickly. The pool is must and in 72 Avalon it's large, but not deep. So it is quite nice for kids also. Kao Moi/Avalon is few kilometers outside Hua Hin centrum. You need scooter or taxi. We walked few times to Hua Hin, but its not reccommodated after sunset. Roads are narrow and there are not so many street lights. The village was peaceful. On the gate of the village you find a shop where you get a drinking water replacement, drinks, ice cream, sodas, alcohol, some snack etc. If need some more, you should go to Market Village or Hua Hin Mall by taxi. Especially in Market Village you will find quite large selection of groceries. Near Village you find two elephant villages (Hutsadin is better), several interesting temples, etc. You find a catfish pool on the area of Wat Bor Fai (its fun to feed catfishes, there are machine where to buy fish food but you can get it also from the temple shop as well groceries). This was our second time in 72 Avalon! Could come easily again!

We booked the villa for a family celebration and stayed for 3 nights. The villa was fantastic and represented good value for money. It is slightly away from the main drag so quite quiet but near enough that all the restaurants were only a short trip away. This suited us well and the kids loved the swimming pool. It feels safe and secure on a villa complex with gated access manned by a guard at all times. Only criticism is that with a large group the water supply struggled to cope if we all wanted to shower and get ready in the morning. Not a big deal though.

Dear potential booker, I unfortunately did book this villa based on the reviews I read - the below is my experience and you can make your own mind up! 1) after phoning ahead 1 hour prior to our arrival ( as requested ) we were left for nearly 1 hour to wait for the rep outside the locked up villa . Everyone hot, tired and 3 under 4 year olds bouncing off the walls wanting to cool down in the pool...see below 2) the pool, I can only describe it as more like a stagnant cesspit than a swimming pool. Floating in and on it were worms, pieces of snake skin, foaming decaying lumps of general waste. Luckily before any of the children dipped a toe in the "rep" ( and I use the term in the broadest possible sense) phoned the pool man. He (pool man) confirmed pool had been filled with chemicals and nobody was to go in...and nobody had told him (ie Martin the owner) anybody was due. The rep said it would be sorted tomorrow , I commented it would take more than a day to rip it out and put a new one in. I build apartments myself for a living and it was the worst maintained pool i personally have ever seen . And worst of all dangerous 3) right now time to go inside. Opening the front door was like entering a ancient pyramid opened up for the first time. The surfaces were thick with dust, dead flies and mosquitoes everywhere ....yes I know it's thailand but come on......you have to pay someone to do the basic cleaning . I have stayed in 10 pound a night northern thai jungle camps that were tidier. You will not be lonely in any of the rooms, as when we were there plenty of lizards were crawling the walls to keep you company 4) it's nowhere near the beach ( seems like a small issue given above ) I would not subject my family to such horrific accommodation . So we left. Paying out again for something better .

Hui Hin was a great place to stay with plenty to do. The accommodation was good with 5 different bedrooms all fitted with air conditioning which was needed while there as the temperature was 30 degrees at night. the kitchen was well equipped with fridge / freezer, cooker and all the utensils that you required

This place was great for our group, since we had 3 couples, one couple had a baby, and each group had plenty of space. Not so far from Hua Hin centre and there is a little mom & pop convenience store just outside the entrance to the estate. The place is pretty secluded, but had everything we needed, and we did a shop at the local supermarket and cooked all of our food at the villa. It came with all utensils and everything to cook ourselves and was pretty much fully equipped. Martin the guy who we booked through was easy to communicate with and seems pretty relaxed and fair about everything, so I was never worried about anything there. We could've done with a BBQ on the property, but Martin advised that they had one before which broke, and they will be buying a new one, so unfortunately we booked during that interim period. However, we picked one up for around $20, so it was OK. All in all, a recommended place for a large family or group that want a self-contained holiday villa. Go grab some food from the local supermarket, cook up some grub and chill out by the pool. Perfect getaway from Bangkok. For the money (it was v.v cheap compared to alternatives) we couldn't have been happier. However, please note that on top of the quoted booking price, there is a $120 cleaning and laundry fee, which we didn't know about beforehand (maybe I didn't read the small print close enough prior to booking). I think this fee is a fixed fee, not dependent on length of stay. We only stayed for a couple of nights, so it seemed steep, but spread over 10 day to 2 weeks, which I guess most people stay for, it is small.

A large group of 9 of us stayed here for 2 weeks and had a really good holiday. The villa is very well equipped and has everything you need. We were a bit worried about so many of us sharing the same space but it was definitely large enough to cater for 9 adults, we even had a spare bedroom. We had a problem with the swimming pool on one of our days but after a short email it was resolved quickly. The villa was very secure with good security on the front gate and had fast wifi. Overall it was excellent value for money and I would highly recommend a stay here. I would definitely return if I was ever in the area.

Nice spacious villa on a gated complex with other villas, Nice garden and pool area, nine of us stayed and it never felt overly crowded. Ten to fifteen minutes by tuck tuck to main bars & restaurants. Villa cleanliness left a lot to be desired after mentioning this to the owner I feel sure this will now have been resolved, communication with owner was always very good.

This is a very spacious and lovely house. There were 13 of in the house from 4 different family groups and I was worried that it would stressful with us all living on top of each other. However there was plenty of room and no one ever felt crowded. The bedrooms are all big and comfortable. The house is big enough that we could all eat together or watch the TV. The pool and the jacuzzi are wonderful and we all spent many enjoyable hours playing in the pool. The house itself is about 5 - 10 min away from the town so you need to hire a car or a scooter but this is easy and cheap. The only small problem we had is that the wifi is not easily available or reliable and you have to go to an Internet cafe to get online. There is a super friendly manager on site who will help you with any requests which makes you stay very easy.

The versatile layout of the property meant we could enjoy being together as a family, yet still enjoy our own space. The villa is situated on a secure estate for peace of mind, however it is situated a 5-10min trip to the main town/restaurants.We had a large car for the 4 weeks, which was great as it allowed us to see other towns and find new beaches. Have a go at driving in Thailand, its not as bad as you think.Tuk tuks/taxis to and from town were only about £3-4, you can get 6 in some, so its still very cheap to get around. We ate in a couple of times getting food from the foodstalls, less than £2 a head. Mostly we ate out, wine can be very expensive in some restaurants, check first if you enjoy a glass or two. Being on a private estate, it could get quite busy with pool men/hedge and grass trimmers/gardeners coming and going to all the properties. The wi-fi signal was weak, so be aware if you are planning to spend a lot of time on line. Transfers for parts of our group to Bangkok all worked well. Martin and Lindsay were by coincidence in HuaHin while we were there, so it was nice to meet them and have a chat over a drink as you do. It it the Thai people however who make a trip to that part of the world so worthwhile, and we certainly hope to be travelling that way before too long and will try and book the villa again as a short stopover or another extended stay.

This villa was really brilliant although there was just the two of us we found it to be just the job and cheaper to rent than a hotel room for seven nights. The villa was very clean and Mo Khun the agent could not have been more helpful Thanks Mo, the pool and jaccuzzi were fab and were kept clean when required, The taxi driver at the security gates also provides excellent motorbike rental at 150bahts per day and brings the bike to the villa and also pick it up from there at the end once again Mo will help with this. The villa has everything required to make for an excellent stay having 6 rooms 5 ensuite only letdown is the tv stations only one english channel unless you want to buy satelite card but this is a minor problem when you have a pool and it is not raining. If we decide to return to Hua Hin next year this is where we will be staying for definite thank to Martin and Lindsay for the use of their villa.

My husband and I have just returned from 8 nights at this lovely villa in Hua Hin. We arrived late in the evening due to a delayed flight but Mo had already got the villa ready for us. We stayed in the West turrent upstairs room and it was lovely! The pool was amasing and we had an hour of rain in the afternoon but sitting under the outside terrace it was no problems!! It is a bit far out to walk to town so we hired a scooter (via Mo) and this was the icing on the cake. Fantastic. I would recommend a stay here to anyone and have already passed the details to several friends. All communications and questions were answered promptly and professionally.

We stayed at the villa for two weeks, there were 12 of us including 5 children, we enjoyed the stay very much, the kids virtually lived in the pool, everything was there for a self catering holiday and I would certainly stay there again, Martin was very helpful and easy to contact for any enquires. The only small niggle was the water supply, some days there were a few hours without water, but to be fair it was the same for all the villas on the estate, I think it had been an exceptionally dry period, but there was always plenty of drinking water and the loss of water for short periods was not much of a problem.

I booked this villa for 3 nights at the end of March 2015. My wife is Thai and we had planned a short break with her family. We arrived at around 4.30, and were shown around the place, which looked fine initially. The pool was a big reason for booking the villa as we had 5 children in the party, so everyone was exited to use it. Before the agent left he showed me where the switch was to turn on the Jacuzzi. When I tried it, after he had left, the pump started but nothing happened, but at least we could use the main pool so I thought I would call him the next morning. The next morning we discovered that there was no water for showering, toilet or sinks. I called the agent who apologised and said he would send a water truck to fill the 2 water reservoirs in the garden, but we would have to pay 300 baht to the driver. I also told him about the Jacuzzi, and he said he would call the pool man too. The water tank man arrived within 30 minutes which was great, but before he came one of the neighbours called to see if we had any water, as he did not have any either! My wife spoke to the water truck man who said it was a common problem on the development, as the water from the water company fills the reservoirs in the evening and is switched off during the day! Although we were a large party we certainly didn't over use the water, and anyway you should not have to worry about there being enough water for basic needs when on holiday. The next morning exactly the same thing, no water! We had to call the water man directly, as the agent gave us his number, and once the tanks were filled we had to pay him 300 baht again, which was taken off the electricity charge. The agent was very apologetic; however it definitely took the glow off the stay. The pool man didn't show up until the afternoon of our last full day at the villa, and said he hadn’t seen the message from the agent, and wasn’t at all apologetic.. He said the water level in the pool was too low for the pump, which draws water from the pool to work the Jacuzzi, to work! He then said he would need to bring another water truck to fill the pool but could not do anything until the next day. I told him we were checking out at midday anyway the next day so no point. The next day when the agent arrived to check us out, I told him that the pool man did not arrive until yesterday, which he seemed surprised about, as he should have arrived the day before, when we could have at least made use of the Jacuzzi. Incredibly he said that the pool situation was known to the owners, as there was a leak at the steps where you enter the pool! It’s such a shame as I had high expectations for this place, particularly as it was a family get together. The water situation with both the pool and the villa is unacceptable particularly as they are both known issues. Finally, this was the first time I rented a villa in Thailand, so I don’t know if this is common practice, but in addition to the price advertised online, we ended up paying another almost 5000 baht (£100) for the agent, cleaning, laundry and electricity use. This was only made clear in the contract which arrived after I had already paid the deposit for the stay. Again, not sure if it is common practice, but more transparency in the pricing before you commit could have influenced the final decision.

We were really disappointed with the location of the villa being next to a rubbish tip which encourages flies and mosquitoes. It was stated a car was not necessary so everywhere we went was by taxi i.e. nearest main road was 2km away and the beach even further. The swimming pool was not maintained properly as the water was green. We thought the electricity bill was very expensive. Overall this was not a successful holiday.

We stayed at this villa in August this year with 2 young children. It is about 10 mins taxi ride from Hua Hin centre so it is a good idea to rent scooters or car. We didn't do this but had a fantastic taxi company recommended to us by Nam and Bobby. They were very helpful getting us settled in too. The villa itself is very big and has a great pool, patio and roof top terrace. The rooms are spacious and there are all the amenities you need to relax during the day on hand. There is a little shop at the top of the development selling the basics. We found the villa to be clean and equipt for our needs. Our boys got a bit bored during the day with just us for company but this place would be fantastic for a big group to stay at.

From the time of booking through to arrival the communication with Martin and Lindsay was excellent. They were very helpful, informative and honest about their home in Hua Hin. We came to play golf and the villa was well situated for all courses. Transport is available at site entrance and the local manager can help with taxi, moped, car hire and advice. There is a small shop at the entrance selling essentials. We found the living room area quite warm at times as there was no air conditioning but the pool was a very good way cooling down.

What a great time we had! We came as two families, 5 adults and 4 children so needed a spacious well equipped accommodation for our stay. The villa we rented from Martin & Lindsay, ticked all of our boxes. With three outside bedrooms and three inside, we were able to have our own space, whilst being able to meet up on the roof or pool terrace for drinks, and socialising. The kids loved the pool, and we couldn't get them out of it, but there is so much to see and do in Hua Hin, that we had to prise them away otherwise we would have missed out on so much more. The village the house is situated on, is very safe, secure and quiet, and with taxi or motorbike hire available at the entrance, still very easy to get to the town and the beach etc. We will be back, and would say to anyone thinking about going to Hua Hin and using a villa such as this, stop thinking, and book it!!!

We stayed in this beautiful villa for 1 week on March 2015. It is a very cute house with a lot of space inside. It is very clean. In kitchen we found all that was needed for cooking - frying pans, cutlery, etc... We never turned on an air conditioner because when the windows are open wind gently blows through all the building. But the best of all is a swimming pool - it is very big and dip enough. There is a nice garden surrounding the villa with palm trees and rich flowers. Villa is located in a kind of village which is behind the wall and there is a guard person at the entrance. So you can be sure that it is secure there. This year we are coming back at this lovely villa on March again! Cant wait :)))

We stayed at this Avalon Villa for 4 nights. Our group was composed of 5 adults and 2 teenagers. We chose this villa as it offered a great price with multiple bedrooms, so it fit our group perfectly. We knew from the description that it was not close to the beach, but the manager recommended a driver who took us everywhere even on short notice and was always very punctual, so distance was not an issue. Everything was as expected, so no surprises. The additional fees (cleaning, hydro) were spelled out in the contract, so we knew what to expect. The bedrooms had new windows as mentioned on recent reviews, and the a/c worked well. I would not hesitate to recommend this property to a group who is looking for a great value rental. Renting closer to the beach would have cost us a whole lot more, and probably with less space to share.

4 of us stayed at the villa, but it sleeps more, we thoroughly enjoyed our 2 week stay. The villa has everything you need, a washing machine, iron, cooker, fridge. We ate out every night using the taxi service recommended to us. The taxi was prompt in picking us up and for the return journey. For essentials, there is a shop at the top of the road which is a 3 minute walk and costs very little more than the main supermarket (Tesco Lotus). The villa is situated in a very quiet location and has a beautiful swimming pool and Jacuzzi. Martin & Lyndsey the owners sent us great literature beforehand and we went to bars/restaurants that were recommended by them - we were not disappointed. The people who look after the villa, Bobby & Nam are great and ensures that all is ok. We visited the Bridge over the River Kwai whilst we were there, it was a long drive (3 hours), but worth it. We arranged everything through the owners and had no issues. The local town is less than 10 minutes drive where there is an abundance of restaurants and bars which are very reasonably priced. Overall an excellent holiday with amazing weather!

Villa hält was versprochen wurde.

This house was in a great location with good security only a 10 minute drive to the town and 15 minutes to the beach, The house itself was very family friendly we were a family of 3 generations. The pool was excellent for all the family, the dining room lounge kitchen and the bedrooms were very spacious and comfortable with a/c which was much needed at times. There were several very good restaurants nearby if you didn't want to go to the town. Altogether the house and location suited us well so much so we have already booked for next year.

Lovely villa and great pool, ideal for family groups or just a few friends. We had our own car and it was only a couple of minutes to good food market or just 5/10 minutes to central Hua Hin. Will hopefully return.

Was muss man beachten? Was man vermisst: eigentlich gar nichts, einfach nur genießen. Wir kommen wieder

Our party of 5 adults and 3 children have just returned from an excellent 2 week stay. We spent lots of time in the great sized pool and made very good use of the local taxi service run by Mr Man. We would highly recommend both water parks, Market Village food hall, Black Mountain golf course and especially the night market where we ate lots of extremely good food, and spent way too much money on shopping! Many thanks to Martin for his prompt responses to my numerous questions! We all really enjoyed our stay and would love to return.

We had a wonderful stay, the villa is perfect and the pool and jacuzzi fantastic. We wanted to stay close to Hua Hin, but not hire a car - so made a lot of use of tuktuks during the stay. The tuktuk service recommended by Nam was perfect, quick and reliable. They knew the location of the villa, and would take us door to door anywhere around Hua Hin. Martin and Lindsay arranged a welcome food pack for us, which we were very grateful for - after a 26 hour journey. Although we mainly used the supermarkets at Hua Hin, there's a shop a minute's walk from the villa, at the entrance of the site. The air conditioning in the villa is excellent, and much needed, with a separate unit in most rooms. Every home and kitchen essential is available in the villa, and the pool is the largest we've ever had at a rental property. We visited many of the markets, and took trips to Hutsadin elephant foundation and Khao Takiab hill and beach. When it rained, a visit to Bluport shopping centre is a good way to waste a few hours, with an amazing food court (very unlike UK shopping centres) and multiplex cinema with several english language showings. Some of our best memories of Thailand, will be the food. Delicious fresh fish and seafood served everywhere from the expensive beach side hotels and restaurants, to the much cheaper road side restaurants in the night market. Martin and Lindsay's villa is a perfect place, from which to explore Hua Hin, then return to a quiet, safe and relaxing home.

Have just had a most relaxing week staying here and despite the weather left yesterday refreshed, relaxed, recharged and ready to continue onwards with my mini tour of Asia. Bobby and Nam, the managers both very welcoming, helpful and as for the villa what more can I say. Just like being at home but with a pool :-) A huge villa for only one person but being someone who loves open space indoors and out this place was ideal. The pool was most inviting (when it wasnt raining) and sitting outside under the terrace watching the lightening and thinderstorms was better than any tv show. Thanks Martin and Lindsay for letting this "lone traveller" stay at your wonderful home. Everything was perfect. I have to say sitting on the terrace as the sun came up listening to the sound of the birds, the elephants and on occassions the chanting monks made for one of the most relaxing holidays I have had in Hin (and there have been 8 now :-) Single traveller to large group this palce has everything you need and is perfectly located for the many known and even some of the "unknown" attractions, temples, and beaches. Thank you both again. And I wish you a very Merry Christmas and a Happy 2019 as I now move on with my tour.

What a beautiful house for a family. ( just like in the photos) We loved having the space that a hotel can’t offer. Situated in a quiet development about 10 minutes from center. We had a car which was great for visiting attractions near by. Wife and kids took train ride to Sam Roi Yot 50p for the 3 of them. Taxi’s would add up over a stay we did take some to go for a drink. Would definitely return. Nam was great for information. Thanks Martin & Lindsay for a great time
