The property is clean, maintained and so convenient for both Panicale and Paciano. Above all the lady who manages the property was beyond helpful, a joy to meet and simply able to provide so much valuable help about the local area. Surrounded on all sides by olive groves, vineyards and farmland, crops vary from one year to the next and are at their most colorful with sunflower, rapeseed or vine tomatoes. The fabolous Lake Trasimeno and Tuscany's highest hill-town, Cortona and Montepulciano, are laid out in front.A 15-minute drive gets you to the autostrada and from there it is just 60 minutes to Florence or 90 minutes to Rome. An efficient rail network gives you the flexibility to travel by train if preferred. Or if you're more interested in exploring closer to home a number of bicycles are available for your use. It was so hard to leave the villa on the last day. There is a spectacular view of the Umbrian hills from the kitchen window. We spent most of the time when in the house, in the kitchen cooking with the delicious Italian ingredients from the lovely local markets surrounding. It was such a peaceful, relaxing holiday. Thanks to Katia for checking-in on us periodically to see if we needed anything and for showing us such Italian hospitality!

This villa was a gem we booked fairly late and we were so pleased with everything. The accommodation was perfect, probably better suited to two couples and two kids but we six adults muddled along more than fine. The villa is extremely well equipped and equally close to panicale or paciano. We cannot thank katia enough for the amazing help and endless time given to us. We ate locally and we're also perfectly equipped to cook at home too. The pool was very refreshing but the amazing views of lake transient made every minute there an absolute pleasure.

We visited the villa with friends who had 3 teens and a baby. We have a baby and a 4 and 6 years old. Perfect location for us! We had a great stay at Panicale in casa bel posto. The villa is located on the top of a hill with an amazing view towards the lake of trasimeno. Everytime stunning again. The appartments are well equiped and comfortable. Only thing missing in the small appartment was a musquito protection for the windows. The swimmingpool is so big and relaxing. very nice for the kids. The garden around is very wide, we even hadn't the time to discover all. Panicale is a lovely town with so kind and friendly open and warm people. Panicale is very well situated to visited easily lot's of towns in umbrie and toscane. The ideal base to discover Italy. We will definately go back there. Much more to do than we could have done in these 2 weeks. And than Katia, she is better than you can ever dream. So is so kind always there if you need her. Gives advice for trips, neighbourhood. If something is missing she will take care of it within no time. She doesn't push at all. If you dont need her she's not bothering you. She is so happy to help you out with no matter what. You should be able to take her on all your holidays.. Top! Thanks for everything!!!

Nice private location near the picturesque medieval towns of Panicale and Paciano, but a little far to walk on a country road that is dark at night. Fabulous views of the Umbrian countryside and Lake Trasimeno. We enjoyed all of our meals outside and utilized the pool almost daily. This place is in a great location for day trips to several cities in Tuscany and Umbria. There are many nice restaurants nearby. The restaurant and shop owners were very friendly. The rental manager Katia is absolutely wonderful, making our stay even more special. She gave us lots of helpful advice and provided us with some wine and other gifts during our 2 week stay. She also had us over for a lovely dinner with her family. We feel like she is now a friend. The only negatives about the rental were 1) having to wire money and pay cash instead of being able to use a credit card for the deposits- -worked out fine, though 2) uncomfortable beds, and 3) poor window screens --not a lot of bugs, but some mosquitoes. In the end, though, we would rent this place again in a heartbeat.

we stayed autumn [okt/nov] and januari in the bel Posto villa, apartment paradiso, with wunderfull view on the Trasimeno lake. We could walk a lot. Especially in oktober the wtheather was good, about 15 degree C.In januari the great advantage is visiting the famous cities like assisi, Perugia, Rome, Cortona, without being crowded by tourists. Rome is by train less than 2 hours from Chiusi [15 min. by car]. We enjoyed the hospitality in the shops [supermarket of Linda], in the bar [Aldo], and elsewhere. The villa is only 20 minutes by foot from the small villages of Panicale and Paciano. Both have supermarket, butcher, pharmacia, bar and restaurants. The bakery is in Panicale. Also in winter there are always some restaurants open. Last but not least we enjoyed the warm hospitality of katia and massimo who invited us several times at their house for real italian dinner with interesting people. Nothing is too much for katia in letting us feel at home! Apart from the shops in Panicale and Paciano there is the weekly market in Tavernelle, the fresh pasta shop 'Pasta e Pasticci' in Castiglione [15 min by car], the wineries 'il Poggio'[5 min] and la Querciolana [5 min], la Saporita for fresh fruit and vegetables, etc., etc. The Paradiso apartment is very comfortable for 2, also in winter; it is newly build and well isolated, so that you do not need to heat too much [which is costly in Italy]. You enjoy the view on the lake without being too isolated, because the village is only 1 km. away. We will be staying again in Paradiso from mid april untill the end of may, so that we will anjoy spring! We look forward to it!

The moment we returns back to Villa Bel Posto for the second time, it's just like coming back home and I really meant it! Last year when I flip through the flipkey site and found this lovely peaceful place situated just few minutes outside the charming little town 'Panicale' we had a wonderful time, met so many friendly local including the lady who manages the Villa 'Katia' she is so easy to get along and very well organized, she made everything so easy even kindly gave us the cake made by her granny. This year even better - she invited us all to her charming home for dinner! How can you find this kind of hospitality while you are on holiday, really!! we visit so many hill towns in Umbria ie Orvieto, Cortona, Todi and Perugia including the Tuscan hill towns of Montepulciano and many more...our high light for this year must be the visit to our favourite place Rapolano Terme (visit once a week)it took us just an hour drive toward Siena, it's the place to be for mind, body and spirit. we also visit Castiglione del Lago for Classical music at Palazzo della Corgna which took only 25 mins from Panicale, So much to say about... but I mustn't forget to mentioned the hospitality we had received by the owner of the Villa, Mr and Mrs Pison, they are so kind and made us felt very welcome, we had drinks Prosecco and home brews Grappa with their family, the walk to the lake and even our Italian not that great, we managed to made a very interesting conversation together with the few jokes or so...oh, one more thing, the swimming pool, so refreshing after long hot day when you want to give yourself a break from the car journey. It's the place to be, to dip yourself in and all the heat is just melted away! believed me 'it's the place to be next time you are heading for you next holiday in Italy'

Review #6597159 Great place to stay! Great hospitality! We organized a family reunion to Villa Bel Posto and found the Villa to be a great central location from which to see the rest of Umbria and Tuscany. The pool really is huge- we all absolutely loved it. The owners (they don't live to the Villa permanently but they come with part of the family in the summer time) and Katia the house Manager were very welcoming and helpful. Will highly recommend to friends. We had a great Holiday and a great hospitality! This is Italy!

Villa Bel Posto was everything we hoped it would be, comfortable, clean, roomy, well stocked, and friendly. We rented both apartments on the ground floor of the Villa. The four bedrooms, three baths, living areas, and kitchens were perfect for 8/9 adults. Katia and the lovely owners were wonderful hosts and we would highly recommend Villa Bel Posto for a great Umbria getaway. The view is unbelievable...pictures don't give justice to this amazing location!! The town of Panicale was awesome, provided all the needs of daily living. The yard and pool were perfect for relaxation, and the house was comfortable even when it was very hot out. And the surrounding fields of blooming sunflowers made each day a joy to behold. You are also centrally located between Perugia and Siena, Assisi, and Florence, all a day trip away. We give it 5 stars. You can rent villa BEL Posto without any hesitation! The owners are absoluteky friendly and nice and Katia is superb!!

Our family including two young children spent 12 wonderful days at Villa bel Posto. From the beautiful well-maintained home and property to Katia the House Manager and the owners, we loved every minute of our visit. The girls had a ball swimming in the pool after sightseeing in Panicale and the adults loved both swimming and lounging poolside. The porch was always a favorite destination for a glass of vino and the spectacular views that you can't explain by words; for a moment to just sit and relax; to enjoy a meal; or to have an olive oil and balsamic vinegar tasting with Katia, the Manager of the house. The owners suggested wonderful local markets to shop at and the cooks in the family loved preparing tasty fresh meals with delicious veggies, fruits, local meats, and of course wine. The shops and restaurants that Katia recommended in Panicale were also highlights of our visit and we would all love to return. The property was all and more than we could have hoped for and Katia was an excellent host. 12 days were not enough for us to see and experience all this area offers. We all felt like we were at the home of dear friends and we hope to return to explore more of this beautiful and interesting area of Italy!

We had a wonderful holiday while staying at the Villa Bel Posto. If you are in any doubt about where best to base your tour of Umbria and surrounding areas, don't hesitate to make this your temporary home. With first class facilities, set in its own grounds on a hillside overlooking Lago Tresimeno and within a short (hilly) walk of the small, charismatic medieval town of Panicale, with its array of bars and restaurants, we sauntered home by the light of the fireflies, many times. Katia the property manager made us feel warmly welcomed. With husband and teenage son, we hired the Paradiso apartment with totally unforgettable, panoramic views across the terraced pool towards Lago Tresimeno and the hills beyond. It was a hard decision whether to stay at the villa with the large deep pool, sit under the shade of the olive trees with a glass of Prosecco and a good book, surrounded by the butterflies or to explore one of the many villages or towns. Having previously toured Rome, Florence and Siena (all within a day trip from the Villa) we decided to focus on an area within a 50 km or so. We visited Cortona, Todi, Montepulciano, Orvieto and Gubbio, each of which was uniquely fascinating. Nearby Lake Tresimeno is beautiful and Castiglione del Lago. Wherever you go, there are delicious meals and fantastic local oil and wines. We visited Perugia more than once to capture the atmosphere of the world's largest outdoor Jazz festival taking place during our stay in July. With stages set in the main piazzas for world class musicians and smaller groups on the streets outside bars, cafes and gelateria's, filling the streets with all kinds of music. We sampled many, heart meltingly good ice creams and the local speciality of porchetta, cold slices of herb crusted roast pork served in bread rolls, ideal to eat while wandering around the town. With such a marvellous place to stay and with so much more to see, we are already planning our return trip.

Words and pictures cannot do this beautiful property, its view, or its location justice! Casa Bel Posto was the perfect home base for our three week Umbrian holiday. We rented both apartments, and the set-up could not have have better suited to our two families of four (children aged 7-11.) Upon arrival, we were greeted by lovely Katia, the property manager, who introduced us to the villa. Once we recovered from the awe of the beautiful scenery and lake view, she explained thoroughly all the amenities including the modern and well equipped kitchens, swimming pool facilities (including poolside bathroom and shower!), washing machines, dishwashers, etc. Also awaiting us were delicious local wines to enjoy! Katia is a wealth of resources and information. She is able to provide babysitters, private cooking lessons with Nonna Roseanna, local market days, and any other suggestions or information you might need. She is readily available for any of your needs, accommodating and lovely. The villa itself is an amazing property set in the hillside with breathtaking views of Lake Trasimeno. It is a charming, rambling villa reminiscent of centuries long ago, yet surprisingly modern in its amenities. The grounds are well manicured and covered with fig, pear, and other fruit trees. The property is entirely fenced, so our city dwelling kids were able to experience running and playing outside among the fireflies in the evening. And the swimming pool!! It is very large, clean and blue, and very refreshing! The kids spent hours in the warm afternoons swimming and diving off the diving board! The location of the villa is central to Umbria so that all the hill towns are easily accessible. With our kiddos in mind, we toured hill towns in the morning/early afternoons, and spent the warm evenings poolside. Book villa BEL Posto immediately without any hesitation!!!

Italy has been on our "bucket list" for many years. How wonderful for us that when we finally got around to visiting in June, 2012, we knew that Casa bel Posto would fit our needs exactly. We find great joy in sharing our travel experiences with friends and family, and here in Panicale, we had room to spare. The little girls loved swimming to the huge pool with a superb view of the Lake Trasimeno, and the grown-ups loved sitting out in the late afternoon sun with a glass of wine, looking up toward the beautiful ancient town ( Castiglione del Lago) down the countryside. My husband, Don (who speaks no Italian) described his favorite moment -- he took a walk and ended up having a delightful conversation with a local man who spoke no English. Yet they talked for 40 minutes! I don't think any of us imagined how very friendly and open this beautiful place would be. Katia made great suggestions for shopping, dining, and wine tasting, and made us feel so much a part of this lovely home. The kitchens are beautifully equipped, and that grand, large, family-style table was home to many meals cooked with all the fresh bounty of Umbrian, including local olive oil brand - "L'Arte". Delicioso! There was something for everyone; a delightful Etruscan museum for me, an outdoor restaurant for our son and his wife, infinite photo opportunities for the shutter bugs, and the "world's best" gelato for the girls. We were conveniently situated within comfortable drives of many of the lovely old cities and towns, and we even took a drive to the coast for a day. Happily, we have not crossed Italy off our bucket list; we hope to visit again and again. Only next time, we will feel like we are "coming home" - to Casa bel Posto! Springfield, Vermont, USa 2012

We had a great stay here, in july 2012. We, as a family with 4 children between 13 and 16 years old, was really pleased with the location, the house and the service. What we didn't like was the fact that the private pool wasn't completely private. We thought that we had rented the whole house and then there was another apartment that also had access to the pool. The internet wasn't very good, but that was of no major setback. The service we received was very good :)

We have rented Casa del Posto as group of 7 people (2 families with kids). House is much better than pictures, comfortable, equiped in everything you might need. Location on hill is a bonus as you can seat and look at this stunning view for hours. House is souranded by garden with various trees including figs and olive trees so it is easy to find shadow in hot days. Swimming pool is huge and equiped with everything what you need including toys for kids. It is located on hill edge somyou can enjoy view from it. We love Tuscany and Umbria region therefore that was not a first time when we rented house with pool. However from first email from Katia ( who manage property) I have noticed this rental will be different. I've received very comprehensive responses for my questions, she is very proactive, informed us about all activities around, recommended restaurants and arranged dinner cooked by real Italian cousine master Rosanna. I have never had such great host as Katia in my Italian rentals. She was always when necessary and "disappeared" when managed issue or problem. Despite charmy Panicale we have visited Orvietto, Cortona, Montepulciano, Bagnoregio with incredible Civita village, Perugia, Castel del Lago - all places 1 hour far from appartment. Katia recommended us some atractions like classical music concert, local market visit or shopping center -all were great recomendation. We will never forget taste of tomato she brought us ! We will come back here for sure!

We stayed for two weeks at the smaller of the two appartments. It was very well equipped, clean and comfortable. The location was superb ( on the hillside) with walking distance to the town of Panicale ,A very rustic and quiet little place. The service provided by Katia and her family was fantastic. She provided lots of information about the aria and the many different festivals and markets. We could call on her any time. We had a wonderfull time and would surely like to come back some time

The property was much better than described. All the rooms and facilities were very good and comfortable - easily the best in my experience - good dishwasher and washing machine as well as well as two very workable kitchens. We came eight years ago for the first time and stayed in a different property three years running when our kids were still at that playful age. Now we are all a little older I really wanted another decent family holiday, and this totally fulfilled my expectations. We were 7 altogether and hired a Fiat Scudo from Europe Car - not at all a bad deal either. The accommodation suited us as we all had ample space and two bathrooms between seven worked very well. The cleaner changed towels (in abundance) and bed linen three times during our 17 day holiday. Katia, the agent, was friendly and considerate - she made the whole experience so easy - she even bought gifts of local produce and amazing Torta di Noona cooked by her Mum. Pictures never do justice to the view from the terraces -it's simply breath-taking. The water in the pool was just the right temperature and always clean and fresh feeling. We even had, courtesy of the owners who also made us feel so much at home, fresh figs and apples from trees on the terrace - the figs - were delicious. The location is ideal and we toured extensively as well. Do visit Orvietto and Pienza. They are well worth the drive. There are so many charming destinations within a 1-1½ hour dive and the scenery never ceases to amaze. Local markets are also worth it. Tavernale has a decent one on Mondays and we used it three times. There is also a Factory Outlet shopping centre in Valdichiana. All the restaurants in Panicale are worth eating in. Panciano also has a couple of good ones as well. It was very good and I will certainly consider coming again without any hesitation.

Très belle villa située sur une colline dominant la plaine du lac Trasimène où nous avons passé deux semaines. Vue splendide, grande et belle piscine et surtout accueil et service irréprochables de Katia. Sa gentillesse et sa disponibilité nous ont touchés. Nous y retournerons.
